Our third-party screening company considers your credit, rental history, current employment, and background screening. Applicants with no or low credit scores may be accepted with conditions requiring a higher deposit or a guarantor.

The application fee is $100 per person, with a $225 administrative fee and a $300 deposit. All application fees are non-refundable. If you decide to withdraw your application or change your mind about renting after 48 hours, a $200 cancellation fee will apply. Click Here to view any current fee discounts.

Application Decision: Applicants will be notified in writing if their application is denied and will be given 14 days to respond in writing to request a meeting to discuss the rejection. If your application is denied, the written notification will include details on how to obtain a copy of the consumer report used in making the decision. Please note that if you fail to sign the Lease Agreement after application approval, all fees and deposits are non-refundable.

Guarantors are accepted if they income qualify at 6 times the monthly rent.
The gross monthly household income should be at least 3 times the monthly rent.
Pest control is included. Water, sewer, and common area electricity are billed based on usage. Valet trash service is $30/month, and the Tampa City trash charge is $10/month.
We are a pet-friendly community and allow the following pets: dogs and cats. There is a weight limit of 80 lbs. per pet. Breed restrictions include Pit Bull, Cane Corso, Rottweiler, Chow Chow, German Shepard, Siberian Husky, Alaskan Malamute, Doberman Pinscher, Presa Canario Bulldog, Great Dane, Boxer, Akita, Wolf Hybrid, or any breed mixed with one of those listed here.
We charge a $350 non-refundable pet fee and a $25 monthly pet rent. There is no pet deposit.
Please select permission to enter when submitting your work orders through the resident portal. This will allow the maintenance team to enter your apartment to complete your work order, without you needing to be present. Please be sure animals are secure.
Rent can be paid online through your resident portal.
Each residence includes one unassigned garage spot. Additional unassigned spots cost $50/month, and reserved spots are $100/month.
